Mall Refresh Includes Replacing Ugly Fogged Glass

The Shoppes at Buckland Hills, formerly known as Buckland Hills Mall and The Pavilions at Buckland Hills, is a shopping mall located in Manchester, Connecticut, about 11 miles east of Hartford. The mall opened in March 1990 as “The Pavilions at Buckland Hills”.

There are approximately 145 shops and eateries in the mall, as well as five anchor stores, including: Macy’s, J.C. Penney, Dick’s Sporting Goods, Sears and Barnes & Noble. In 2006, Newbury Comics opened its first Connecticut store inside the mall.

What We Did:

We removed all glass in the clerestories in order to give us access to the interior pane of glass and the frame. This allowed us to:

  • Clean both sides of the clerestory glass—including scraping away interior paint splatter.
  • Repair existing frames as needed.
  • Re-gasket the frames— adding better setting blocks and providing new butyl sealant.

Clerestory lights are any rows of windows above eye level that allow light into a space. In modern architecture, clerestories provide light without glare, distractions of a view or compromising privacy. Mall buildings are often built with clerestory windows; modern housing designs sometimes include them as well.

Results of the Clerestory Repair:

  • Years of leak-free, maintenance-free performance from  the clerestory glazing.
  • A vastly improved appearance befitting a general shopping mall refresh project resulting from the clean glass and the replacement of the fogged glazing units.

  • Correct daylighting and solar heat levels required for the space—increased energy savings.
  •  Healthy, natural daylight in the space with soft light, reduced glare and accurate color rendition.
  • In retail environments, increased daylighting has been shown to increase sales by as much as 40%.
