An onsite skylight survey and inspection was made on 5/17/2017 by Skylight Specialists, Inc., represented by Dan Packard.
Atrium skylights – Skylight Manufacturer: Unknown.
One (1) 25’ x 145’ (nominal) acrylic, cluster, curb mount, original skylight.
Two(2) 25’ x 120’ (nominal) acrylic, cluster, curb mount, original skylight.
The single cluster sits in the center of the building and the other two sit one on either end.
- Glazing: Acrylic, bronze tint, dual glazed, not fall protected
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: Adequate height and flashing in good shape.
- Flashing: Metal flashing is starting to fail. It is heavily caulked at the corners and will likely lead to leaks—has failed in gutters between tiers.
- Evaluation: Skylights are in acceptable condition except for seven collapsed domes and two broken domes.
- Rating: 4 of 10
- Expected Life Span: 3-5 years.
- Recommendation: Replace broken domes as they are at risk of breaking the rest of the way and that becomes a life safety issue. Gutters are leaking now and need to be replaced or skylights need replaced because of poor design of low 1 degree slope. Gutters are leaking now.
Porte-cochère – Seven (7) 5’ x 30’ (nominal) acrylic, barrel vault, self-flashing, original skylight.
- Glazing: Acrylic, , bronze tint, single glazed, not fall protected.
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Access unavailable.
- Curbs: Adequate height and flashing in good shape.
- Flashing: Needs replaced due to peeling finish, caulking cannot seal to the metal properly.
- Evaluation: All glazing is crazed and one lens is cracked and should be replaced.
- Rating: 4 of 10
- Expected Life Span: 3-5 years.
- Recommendation: Replace glazing in skylight or replace skylight.
