Skylight Inspection/Certification

  • An onsite skylight survey and inspection was made on 6/19/2021 by Skylight Specialists, Inc.
  • Represented by Josh Hannon.

1. Skylight Manufacturer: Unknown

Forty-Two (42) 6.5’ x 6.5’ (nominal) acrylic, pyramid, curb mount, 90’s era skylights.

  • Glazing: Acrylic, clear, dual glazed, not fall protected fall protected.
  • Structure: Perimeter supported, adequate
  • Anchors: Anchoring system is weathered but appear to be adequate.
  • Curbs: Curbs low to roof, wrapped in roofing material. No interior evidence of leaks.
  • Flashing: Existing roofing material acts as weatherproofing for existing skylight curbs. No leaks or obvious issues visible.
  • Rating: (1-10 scale) 1.0
  • Expected Life Span: 1-3 years.
  • Evaluation: All skylights show evidence of seal failure with minimal attempt at spot repairs. Seventeen (17) out of the total forty-two (42) units have condensation build-up between lenses. Leaks intermittently reported on interior of building. Skylight material contributing to indoor temperature exchange. Full replacement is recommended.

2. Skylight Manufacturer: Unknown

One (1) 41’ x 20’ (nominal) glass, single slope, structural, original skylight.

  • Glazing: Viracon Tempered glass, clear, dual glazed,
  • Structure: Perimeter supported, adequate
  • Anchors: Adequate anchor size and count around perimeter.
  • Flashing: Existing roofing material acts as weatherproofing for existing skylight curbs. No leaks or obvious issues visible.
  • Rating: (1-10 scale) 7.5
  • Expected Life Span: 3-5 years.
  • Evaluation: Skylight is in acceptable condition no work needed. Monitor for leakage and ensure appropriate safety equipment is utilized around the system.

Pyramidal acrylic skylight system above lobby needs attention as soon as possible. Slow leaks will continue and can potentially develop worse leaking and/or compromise of structure.
Single-slope glazing system in front-entry way should be monitored and regularly checked to maintain integrity.

  1. Priority 1 – Immediate (must be done; leaks, life safety etc.)
    a. Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
  2. Priority 2 – Short Term (should be done within the next year or two)
    a. Replace/Repair pyramidal skylights.
  3. Priority 3 – Long term (within 5 years or more)
    a. Re-inspect every five years
