Skylight Inspection/Certification
- An onsite skylight survey and inspection was made on 4/9/2022 by Skylight Specialists, Inc.
- Represented by Jon Kolenc.
1. Atrium – Skylight Manufacturer: N/A
Forty-eight (48) 4’ x 4’ (nominal) prismatic, pyramid, curb mount in three groups of 16. Age: 7+ years
- Glazing: Prismatic, white, not fall protected.
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: Adequate height and flashing in good shape.
- Flashing: Matches existing roof and appears to be in good condition.
- Rating: (1-10 scale) 7.5
- Expected Life Span: 5-10 years.
- Evaluation: Skylight is in acceptable condition no work needed. Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
2. Porte cochère – Skylight Manufacturer: N/A
Thirty (30) 8’ x 8’ (nominal) acrylic, pyramid, curb mount, original skylight.
- Glazing: Acrylic, white, dual glazed, not fall protected
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Missing anchors.
- Curbs: Adequate height with well-designed gutters.
- Flashing: Matches existing roof and appears to be in good condition.
- Rating: (1-10 scale) 1.5
- Expected Life Span: 1-3 years.
- Evaluation: Twelve (12) skylights are cracked, one (1) through both lenses. The remaining skylights, except for one (1), have failed seals. Damaged skylights can potentially break further and pose a safety risk to the area below. Full replacement is recommended.
3. Skylight Manufacturer: Unknown
One (1) 50’ x 72’ (nominal) glass, single slope, structural glazing system.
- Glazing: Glass, bronze tint, dual glazed, not fall protected.
- Structure: Perimeter supported, adequate.
- Anchors: Adequate anchor size and count around perimeter.
- Flashing: Access unavailable.
- Rating: (1-10 scale) 3.5
- Expected Life Span: 1-3 years.
- Evaluation: Overall in acceptable condition but four (4) of the over-head sections of glass have failed resulting in fog and moisture between the panes.
4. Skylight Manufacturer: Unknown
Six (6) 5.5’ x 5.5’ (nominal) acrylic, pyramid, curb mount skylights.
- Glazing: Acrylic, white, dual glazed, not fall protected.
- Structure: Perimeter supported, adequate.
- Anchors: Missing anchors.
- Curbs: Adequate height.
- Flashing: Matches existing roof and appears to be in good condition.
- Rating: (1-10 scale) 6.5
- Expected Life Span: 10-25 years.
- Evaluation: Skylights themselves are in fine condition but are not sized (multiple inch gaps) or mounted properly to curbs. This allows water to gain access to these curbs, made of lumber, and will create rot, mold and compromise structure. One of these units had no screws installed at all and can simply be lifted and removed.
Evaluation of All Skylights:
- Skylights over main hotel lobby are in fine condition, no work required.
- Skylights on canopy over front-entry way should be replaced as soon as possible as they pose risk for area below. Water penetration is evident and can produce mold in addition to damage and rot of existing structure. This has potential for major hazards.
- Skylight system should have glass replaced and be re-sealed when possible.
- Skylights will need to have curb modification to each unit to ensure longevity and proper weatherproofing.
Five Year Plan:
Priority 1 – Immediate (must be done; leaks, life safety etc.).
- Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
Priority 2 – Short Term (should be done within the next year or two).
- Repair/Maintenance on glass skylights. (or replace).
- Replace – acrylic domes with fall-protection rated domes.
Priority 3 – Long term (within 5 years or more).
- Re-inspect every five years.
