Skylight Inspection/Certification
- An onsite skylight survey and inspection was made on 8/26/2025 by Skylight Specialists, Inc.
Skylights on the site:
1. Main Lobby – Skylight Manufacturer: Unknown Age: 10+ years
One (1) 26’ x 26’ (nominal) glass, pyramid, curb mount, original skylight.
- Glazing: tempered over laminate, Dual Glazed, fall protected. Glass is showing age, and the seals are failing, allowing moisture between the glass panes. We noted 6 panes of glass where the seals have failed so far.
- Structure: Functional with adequate spacing and size, structural aluminum frame. Paint is chipping away on the beauty caps on the exterior.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: Adequate height.
- Flashing: Functional with adequate size and function. Missing some fasteners and should be replaced.
- Weep system: Adequate and Functional.
- Drainage system: Adequate and Functional, showing signs of water infiltration with the water being diverted to the weep system and exited skylight.
- Sealants and caulking: Showing its age and should be monitored for leaks and replaced
- Evaluation: Skylight is in an acceptable condition, but could use glass replacements and resealing in the future.
2. 2 single slope skylights – Skylight Manufacturer: Unknown –
Two (2) 18’ down slope x 60’ (nominal) glass, single slope, structural, original skylight.
- Glazing: Glass, tempered over laminate, insulated unit, fall protected Glass is showing age, and the seals are failing, allowing moisture between the glass panes. We noted 9 panes on the South skylight and 4 panes on the North skylight where the seals have failed.
- Structure: Functional with adequate spacing and size. Paint is chipping away on the beauty caps on the exterior.
- Anchors: Adequate anchor size and count around perimeter.
- Flashing: Functional with adequate size and function.
- Weep system: Adequate and Functional.
- Drainage system: Adequate and Functional,
- Sealants and caulking: Showing its age and should be monitored for leaks and replaced
- Evaluation: Skylight is in acceptable condition but should be monitored for leaks. Skylight is in an acceptable condition, but could use glass replacements and resealing in the future.
3. Porte Cochere – Skylight Manufacturer: Unknown –
One (1) 20’ x 51’ (nominal) glass, ridge, curb mount, relatively new skylight
- Glazing: Glass, clear, insulated unit, fall protected, Good condition, Functional with adequate spacing and size.
- Structure: Adequate spacing and size.
- Anchors: Missing anchors and should be replaced.
- Flashing: Functional with adequate size and function
- Weep system: Adequate and Functional.
- Drainage system: Adequate and Functional.
- Sealants and caulking: In good condition.
- Evaluation: Skylight is in good condition. Just recommend another inspection in 5 years.
4. Back Door entrance – Skylight Manufacturer: Unknown.
One (1) 6’ down slope x 12’ (nominal) glass, single slope, structural, relatively new .
- Glazing: Tempered over laminate, Insulated Unit, fall protected, Good condition,
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Flashing: Functional with adequate size and function
- Weep system: Adequate and Functional.
- Drainage system: Adequate and Functional.
- Sealants and caulking: In good condition.
- Evaluation: In good condition and needs no work.

Unit 1 Main Lobby / Dinning room : Should be monitored for leaks, but the skylight is in an acceptable condition. Could use new glass seals are failing and coming to the end of their life
Unit 2 : 2 Single Slope Skylights: Should be monitored for leaks, but the skylight is in an acceptable condition. Could use new glass seals are failing and coming to the end of their life.
Unit 3 Porte Cochere: In good condition and needs no work.
Unit 4 Back Door Entrance : In good condition and needs no work.
Five Year Plan:
Priority 1 – Immediate (must be done; leaks, life safety etc.).
- Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
Priority 2 – Short Term (should be done within the next year or two).
- Repair/Maintenance on glass skylights 1 and 2. # skylights need glass replacement, caulking to prevent leaks and damage.
- New Beauty caps.
Priority 3 – Long term (within 5 years or more).
- Re-inspect every five years.
