A Skylight Repair Stops Leaks, Blocks Heat Gain and Increases Safety

A mall with clerestories, which are overhead vertical walls that let in light similar to a skylight,  had several problems with the glazing. The most serious was the glass was no longer up to building codes and posed a serious threat to the safety to the public.

We were originally called to perform a skylight inspection on the property because of leaks. During our consultation we also discovered that the tenants of the mall complained of the harsh light. It sometimes shined into their stores and caused heat gain and visual issues.

Solution:

  • The skylight repair solved the safety issue by applying a film onto the existing glass. It not only created a security film but also a reflective film.
  • The reflective film provided solar control to the glass. This resulted in solar heat gain reduction for the interior spaces.
  • After the glass was cleaned and the film was applied and dried, we completed the skylight repair by: Re-sealing the glazing with silicone. Providing a leak proof, warrantied clerestory glazing.

Results:

  • The daylighting in the stores was improved, by providing a better quality of light from the clerestories.
  • The leaks stopped and the mall owners did not have to pay a huge sum of money to change out the entire clerestory.
  • The most important change was the portion of the work that went unnoticed – the increased safety to the public below.

Benefits:

  • Correct daylighting and solar heat levels required for the space—increased energy savings
  • Healthy, natural daylight in the space with soft translucent light and accurate color rendition
  • No required maintenance or re-coating costs
  • In work environments, increased daylighting has been shown to increase productivity
  • Splintered, flying glass is one of the dangerous consequences of, both natural and man-made, disasters. Madico films are specifically designed to hold broken glass in place, lessening the chance of injury and property damage. It also makes forced entry more difficult for would-be vandals and burglars, which is especially important for retail establishments.
