Skylight Inspection/Certification

  • An onsite skylight survey and inspection was made on 12/29/2022 by Skylight Specialists, Inc.

1. Main Lobby – Skylight Manufacturer: Custom Build

One (1) 15’ x 35’ glass structural ridge skylight.
One (1) 15’ x 65’ glass structural ridge skylight.

  • Glazing: Glass, heat strengthened, clear, dual glazed, fall protected.
  • Structure: Adequate spacing and size structural aluminum frame.
  • Anchors: Adequate anchor size and count around perimeter.
  • Flashing: Matches existing roof and appears to be in good condition. Further investigation would be needed due to roofing type. No leaks reported.
  • Rating: (1-10 scale) 7.5
  • Expected Life Span: 3-5 years .
  • Evaluation: These two skylight systems are in good condition and don’t need any work done at the moment. Monitor for leaks and moisture, may need basic maintenance (wetseal) within a few years.

One (1) 32’ x 57’ fiberglass single slope canopy style skylight

  • Glazing: Fiberglass
  • Structure: Adequate spacing and size structural aluminum frame.
  • Anchors: Adequate anchor size and count around perimeter.
  • Flashing: Matches existing roof and appears to be in good condition. Further investigation would be needed due to roofing type. No leaks reported.
  • Rating: (1-10 scale) 5
  • Expected Life Span: 3-5 years .
  • Evaluation: This skylight system is in good condition and doesn’t need any work done at the moment. Monitor for leaks and moisture, may need basic maintenance (wetseal) within a few years.

One (1) 14’ x 14’ glass pyramid style skylight.

  • Glazing: Glass, access not available to confirm type of glass.
  • Structure: Adequate spacing and size structural aluminum frame.
  • Anchors: Adequate anchor size and count around perimeter.
  • Flashing: Matches existing roof and may need replacement due to evidence of leaks on interior. Additional discovery would be required.
  • Rating: (1-10 scale) 4.5
  • Expected Life Span: 0-3 years .
  • Evaluation: This skylight shows evidence of leaks on the interior of the building. Based on the age of the building, this skylight is due for maintenance. A basic wetseal is recommended at the minimum, but additional repairs may be needed. Further discovery would be required.

4. Evaluation of All Skylights

Skylight #1 and #2 are in acceptable condition and no work/repair is needed at this time.Continue to monitor for leaks and don’t allow personnel near skylights without appropriate safety equipment.

Skylight #3 appears to need maintenance but location of leaks on interior may indicate roofing issue(s). We recommend basic repair (wetseal) to verify source of leak.

Eliminate the skylight as source before pursuing roof repairs. The glazing appears to be in good condition, no moisture or damage seen but roof access was not available.

Five Year Plan:

Priority 1 – Immediate (must be done; leaks, life safety etc.).

  1. Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.

Priority 2 – Short Term (should be done within the next year or two).

  1. Repair/Maintenance on glass skylight #3. (or replace)

Priority 3 – Long term (within 5 years or more).

  1. Re-inspect every five years.
