Skylights on the site:
1. Atrium/Lobby – Skylight Manufacturer: Unknown Age: 10+ years
One (1) 43’ x 71’ glass, extended ridge skylight.
- Glazing: Glass, heat strengthened, clear, dual glazed, fall protected.
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: Adequate height.
- Flashing: Matches existing roof and appears to be in good condition. No leaks reported.
- Rating: (1-10 scale) 6
- Expected Life Span: 10-20 years with continued maintenance..
- Evaluation: Overall the skylight system is in acceptable condition. However, leaks were reported and evidence seen on site. We found weep holes covered by caulking that are not allowing water to exist the system as needed. Additionally, there are beginning signs of seal failure, maintenance will be required in 1-2 years. We also found one (1) section of glass that was cracked, this will need replaced. The skylight system passes inspection by Skylight Specialists, Inc.

2. Evaluation of All Skylights
The skylight system on this building is in acceptable and passable condition but we strongly recommend maintenance to be done to pro-long the life expectancy. Especially with reported leaks already seen. Weep holes can be opened up first to allow water an exit point from within the system. This will significantly alleviate leaking issues. A wet-seal (re-seal) should be completed within 1-2 years. Existing caulking will continue to deteriorate and create additional leaks. Lastly, one single section of glazing that is cracked should be replaced as soon as possible.
Five Year Plan:
Priority 1 – Immediate (must be done; leaks, life safety etc.).
- Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
Priority 2 – Short Term (should be done within the next year or two).
- Repair/Maintenance on glass skylights. (or replace)
- Replace cracked glass.
Priority 3 – Long term (within 5 years or more).
- Re-inspect every five years.
