- An onsite skylight survey and inspection was made on 12/12/2017 by Skylight Specialists, Inc.

Skylights on the site:
1. Skylight Manufacturer: Unknown
Six (6) 6’ x 63’ (nominal) glass, ridge, structural aluminum I-beam, 80’s era skylight.
- Glazing: Glass, heat strengthened, clear, dual glazed, fall protected.
- Structure: Sagging is evident along the ridge suggesting failure of these units. Further discovery would be needed to confirm.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: N/A
- Flashing: Matches existing roof and appears to be in good condition. No leaks reported.
- Rating: (1-10 scale) 3.5
- Expected Life Span: 1-3 years.
- Evaluation: Minor leaks appear on interior of building which is common in systems this old. Structural integrity is the main concern at this point.
2. Skylight Manufacturer: Unknown
Three (3) 5’ x 20’ (nominal) acrylic, barrel vault, curb mount, 80’s era skylights.
- Glazing: Acrylic, bronze tint, dual glazed, not fall protected.
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: Adequate height.
- Flashing: Matches existing roof and appears to be in good condition. No leaks reported.
- Rating: (1-10 scale) 2.5
- Expected Life Span: 1-3 years.
- Evaluation: Skylights show common signs of aging and beginning signs of seal failure. Middle skylight of three has broken lens and should be replaced.
3. Skylight Manufacturer: Unknown
One (1) 42’ x 9’ (nominal) glass, single slope, structural, 80’s era skylight system.
- Glazing: Glass, clear, dual glazed, fall protected.
- Structure: Adequate spacing and size structural aluminum frame.
- Anchors: Adequate anchor size and count around perimeter.
- Curbs: N/A.
- Flashing: Access unavailable – no signs of flashing leaks.
- Rating: (1-10 scale) 5
- Expected Life Span: 1-3 years.
- Evaluation: System shows signs of water penetration and there is also water damage evident on the interior. A basic wetseal should be performed.

One (1) glass, pyramid, curb mount, 80’s era skylight.
- Glazing: Glass, clear.
- Structure: Access unavailable.
- Anchors: Access unavailable.
- Curbs: Access unavailable.
- Flashing: Access unavailable – no signs of flashing leaks.
- Rating: (1-10 scale) N/A
- Expected Life Span: 1-5 years.
- Evaluation: Access unavailable but no leaking or any other issues reported.
Evaluation of All Skylights:
- Skylight(s) #1 would require further evaluation to determine extent of system failure. A basic wet-seal would be recommended if no other work needed.
- Skylight(s) #2 – One of three (1/3) units is damaged and should be replaced. Replacing all three (3) skylights with a more durable, upgraded and fall protected skylights is recommended.
- Skylight(s) #3 we recommend a basic wet-seal, as well, to minimize water penetration.
- Skylight #4 appears to be in good condition. No issues reported but access was not available. Additional equipment would be required for inspection.
Five Year Plan:
Priority 1 – Immediate (must be done; leaks, life safety etc.).
- Do not let any personnel or visitors access to the roof without proper fall protection training and equipment.
Priority 2 – Short Term (should be done within the next year or two).
- Repair/Maintenance on glass skylights. (or replace).
- Replace – acrylic domes with fall-protection rated domes.
Priority 3 – Long term (within 5 years or more).
- Re-inspect every five years.
