An onsite skylight survey and inspection was made on 7/7/2017 by Skylight Specialists, Inc., represented by Josh Hannon.

Skylight Manufacturer: Unknown.
Three (3) 21’ x 80’ (nominal) fiberglass, extended ridge, curb mount, 80’s era skylights.

  • Glazing: Fiberglass, single glazed, not fall protected.
  • Structure: Adequate spacing and size structural aluminum frame.
  • Anchors: Anchoring system is rusted and requires further discovery.
  • Curbs: Curbs low to roof.
  • Flashing: Metal flashing; adequate in condition.
  • Evaluation: Skylights are showing their age; they are yellowing and exhibiting fiber bloom.
  • Rating: 4 of 10
  • Expected Life Span: 3-5 years.
  • Recommendation: A complete wet seal would repair and prevent leaks for the expected life span. Replacement should be considered.

Skylight Manufacturer: WASCO.
Ten (10) 5’ x 5’ acrylic, pyramid, curb mount, 80’s era skylights.

  • Glazing: Acrylic, bronze tint, dual glazed, not fall protected .
  • Anchors: Adequate anchor size and count around perimeter.
  • Curbs: Adequate height.
  • Flashing: EPDM roofing wraps curb and is in decent condition.
  • Rating: 3 of 10
  • Expected Life Span:1-3 years.
  • Recommendation: One of the skylights is leaking and should be replaced. All skylights show multiple attempts to repair past leaks and should be replaced to prevent future issues and to provide fall protection.

Skylight Manufacturer: Unknown.
One (1) 9’ x 20’ (nominal) glass with reflective film, single slope, structural, 80’s era skylight.

  • Glazing: Glass with reflective film, bronze tint.
  • Structure: Perimeter supported, adequate.
  • Anchors: Adequate anchor size and count around perimeter.
  • Flashing: Metal flashing shows signs of water penetration on ceiling above system.
  • Rating: 6.5 of 10
  • Expected Life Span: 1-3 years.
  • Recommendation: Further investigation into flashing issues would require some disassembly of the unit. One should be prepared to make repairs or re-flash the unit, if necessary, at that time.
